WHY WASH MY HOUSE?

A house wash is an essential part of home maintenance, as it helps protect your home’s exterior and maintain its curb appeal. Over time, environmental factors such as dirt, algae, mold, mildew, spiders and pollen can accumulate on the surfaces of your home, leading to discoloration, decay, and even long-term damage. Regular cleaning can extend the life of your home’s exterior and prevent costly repairs down the road.

SIGNS YOUR HOME NEEDS WASHED

  1. SIDING

    • Discoloration: Your siding might begin to look dingy, faded, or streaked, especially if you have vinyl, wood, or aluminum siding.

    • Stains & Algae: Dark stains or greenish algae can be noticeable, particularly in areas with a lot of moisture or shade. This not only looks unappealing but can also degrade the material over time.

    • Mold or Mildew: You may notice black or dark spots growing on the surface, which is a common sign of mold or mildew.

  2. SOFFIT & EAVES

    • Dirt Accumulation: These areas are often overlooked but accumulate dirt, leaves, and debris, which can create a breeding ground for pests like wasps or birds.

    • Algae or Mold: These areas are prone to mold and mildew due to their proximity to moisture from the roof. If they begin turning black or showing signs of fungal growth, it’s time to wash them.

  3. ROOF

    • Black Streaks: The presence of black streaks on asphalt shingles is usually caused by algae (Gloeocapsa Magma). Not only does it affect the aesthetic of your roof, but it can also shorten its lifespan.

    • Moss and Lichen Growth: If you live in a shaded area or your roof doesn’t get enough sunlight, you may start seeing moss or lichen growth, which can degrade the roof shingles.

    • Debris: Leaves, twigs, or branches often build up on roofs, particularly in the valleys or under shingles. This debris can block gutters and lead to water damage.

  4. WINDOWS

    • Hard Water Stains: If you have sprinklers or live in a hard water area, you may start seeing stains from mineral deposits on your windows.

    • Dirt and Dust: Windows can get covered in dust, pollen, and general grime, especially if you live near a busy street, construction area, or have trees around your home.

How Much Does a House Wash Cost?

The cost of washing your home can vary depending on several factors:

  • Size of the Home: Larger homes with more square footage will naturally cost more to clean.

  • Location: If your home is in a difficult-to-reach location or surrounded by trees and bushes, the cost might go up due to extra time and effort.

  • Difficulty: Homes with intricate architectural details, hard-to-reach areas, or delicate surfaces will often require more specialized equipment or cleaning techniques. On average, the cost of a house wash typically ranges from $500 to $2000+, depending on the factors listed above.

How Long Does a House Wash Last?

The longevity of a house wash depends largely on the environment around your home and the amount of exposure to the elements. Here’s a breakdown:

  • Homes with 360° Sun Exposure: If your home is exposed to plenty of direct sunlight, it’s less likely to attract mold and algae growth. In this case, a professional house wash can last around 3 years before noticeable dirt, stains, or growth start to appear again.

  • Homes with Lots of Shade: If your home is surrounded by trees or doesn’t get much sunlight, it’s more prone to moisture accumulation and organic growth like mold, mildew, and algae. These homes may need to be washed more frequently, such as every 1 to 2 years to prevent buildup.

When to Schedule a House Wash:

  • Before Selling Your Home: A clean exterior will increase curb appeal and make your home more attractive to potential buyers.

  • After a Seasonal Change: Spring and fall are great times to schedule a wash, as dirt, pollen, and leaves accumulate after summer and fall weather.

  • Following a Storm: Heavy rains, wind, or snow can leave debris and residue on your home’s exterior. It’s a good idea to clean up after a storm to avoid any long-term damage.

  • If You Notice Any of the Signs Above: If your home is looking dull, dirty, or you see mold, mildew, or algae, it’s time to schedule a wash.
