The Science Behind Soft Washing: How It Safely Cleans Your Home’s Exterior

If your home’s siding has turned green, your soffits are covered in black mildew, or your roof is showing signs of moss and algae growth, soft washing can provide an effective way to restore your home’s exterior without relying on excessive pressure.
At Bayside Clean, we specialize in professional soft washing, house washing, siding cleaning and roof cleaning throughout Grey Bruce, Simcoe and Clearview County.
But what exactly is soft washing, and why is it so effective? The answer is chemistry.
Unlike traditional pressure washing, which relies heavily on mechanical force, soft washing combines professional cleaning solutions, surfactants, dwell time and low-pressure rinsing to break down organic contamination and safely restore exterior surfaces.
What Is Soft Washing?
Instead of trying to blast contamination off a surface using high pressure, a professional soft wash uses specially formulated cleaning solutions to break down the contamination first.
Once the organic material has been treated, it can be gently rinsed away using low pressure.
In simple terms: Pressure washing relies primarily on force. Soft washing relies primarily on chemistry.
This makes soft washing particularly effective for residential & commercial siding, soffits, eaves, exterior walls and roofs where excessive pressure may not be appropriate.

If you look closely, you’ll notice the difference between the surface area that has been sprayed and the area that hasn’t.
This is the perfect example of why we don’t offer partial house washes. What may look “clean enough to a homeowner” from a distance can become very obvious once the surrounding areas are properly washed. A partial wash can leave your home looking unfinished and inconsistent.
The same goes for soffit brightening and gutter brightening — these services are only offered as part of a complete house wash.
Our process is very specific: the appropriate cleaning solution is applied first, followed by the siding wash and the rest of the exterior. This ensures the surfaces are cleaned in the proper sequence and helps prevent unwanted streaking or runoff onto the siding.
We don’t deviate from this process.
There’s a reason we’ve been doing it this way since 2017 — proper exterior cleaning is about more than simply spraying what looks dirty. It’s about getting the entire home clean and leaving the property looking consistent from top to bottom.
The Science Behind Soft Washing
The primary active ingredient used in many professional soft-washing applications is sodium hypochlorite, a powerful oxidizing agent.
When properly diluted and applied to the appropriate surface, sodium hypochlorite reacts with organic contamination such as algae, mold and mildew.
This chemical reaction breaks down the organic material responsible for much of the green, black and discoloured staining commonly found on homes across Georgian Bay.
Rather than physically blasting the contamination away using high pressure, soft washing chemically breaks it down so it can be rinsed away safely.

Surfactants Help the Cleaning Solution Work
Professional soft-washing solutions can also contain surfactants. Surfactants reduce surface tension and help the cleaning solution spread evenly across the surface. They also help the solution cling to vertical surfaces such as vinyl, wood ans aluminum siding rather than immediately running off.
This gives the cleaning solution more contact time with the contamination.
Dwell Time Is a Key Part of Soft Washing
After the cleaning solution is applied, it needs time to work. This is called dwell time.
During this period, the cleaning solution reacts with the organic contamination and begins breaking it down.
Once the contamination has been sufficiently treated, the surface can be rinsed using low pressure. That's one of the biggest differences between professional soft washing and simply pressure washing a house.
The cleaning chemistry does the heavy lifting—not excessive water pressure.
Is Soft Washing Safe for All Types of Siding?
When performed correctly by an experienced professional, soft washing is an excellent cleaning method for many common types of residential siding, including vinyl siding, aluminum siding and many painted exterior surfaces.
The important factor is using the correct cleaning method for the specific surface.
A professional soft wash isn't simply a matter of turning down the pressure. The cleaner must consider the surface material, contamination, chemical concentration, dwell time, weather conditions and rinsing requirements.
For homeowners, this means your siding can often be thoroughly cleaned without subjecting it to the aggressive pressure associated with traditional power washing.
Why Soft Washing Works So Well on Vinyl Siding
Vinyl siding is particularly prone to developing green algae, mildew and organic staining.
These contaminants can become embedded in the texture and small imperfections of the siding, making them difficult to remove with water alone. Soft washing allows the cleaning solution to penetrate and break down the organic growth before it is rinsed away.
The result can be a dramatic transformation without unnecessarily blasting the siding with high pressure.
Professional Soft Washing for Soffits and Eaves
Soffits and eaves are another area where soft washing can be extremely effective.
These areas often develop:
Black Mildew Staining
Algae/Moss
Spiders/Webs/ Animal Droppings
Dirt, Dust, Pollen

Because soffits are located underneath the roofline and often contain vents and delicate components, aggressive pressure isn't always the best approach.
A properly performed soft wash allows the cleaning solution to do the work while minimizing unnecessary mechanical force.
Soft Washing Is Highly Effective for Roof Cleaning
Soft washing isn't limited to siding.
It is also an effective method for roof cleaning, particularly when a roof has developed black algae staining, organic growth or early signs of moss.

Why You Shouldn't Pressure Wash Your Roof
Roof shingles are not designed to withstand aggressive pressure washing.
High-pressure cleaning can potentially:
Dislodge protective granules
Damage the surface of shingles
Force water underneath roofing materials
Shorten the service life of the roofing material
For this reason, soft washing is generally a much more appropriate approach for cleaning many asphalt shingle roofs.
Soft Washing Roofs With Moss Growth
Moss can be particularly problematic because it isn't simply a stain sitting on top of the roof. Moss is a living organism that can establish itself around and between roofing materials.
A properly performed roof soft wash can treat the biological growth without using the aggressive pressure associated with conventional power washing.
For roofs with early or moderate signs of moss growth, soft washing can be highly effective at treating the growth while helping protect the roofing material from unnecessary mechanical damage.
Heavily established moss may require additional treatment or mechanical removal depending on the roof's condition.
As with any roof-cleaning service, the appropriate method depends on the roofing material, condition and severity of the growth.
Soft Washing vs. Pressure Washing
Both pressure washing and soft washing have their place in professional exterior cleaning.
The difference is primarily in how the contamination is removed.
The goal isn't to use the strongest possible pressure.
The goal is to use the correct cleaning method for the surface.
Why Soft Washing Is Ideal for Ontario Homes
Homes throughout Grey Bruce, Simcoe County and Clearview County experience a wide range of weather conditions.
Moisture, shade, humidity, rainfall and changing seasons can all contribute to algae, mildew and moss growth on exterior surfaces.
Over time, this can leave siding looking dirty and discoloured and roofs covered with black streaks or green organic growth.
Professional house washing and soft washing can help restore the appearance of these surfaces while addressing the organic contamination responsible for the staining.
